The home adopts a unique pavilion-style layout with distinct structures for  living, sleeping, and office spaces, unified by a prominent off-form concrete “blade feature wall.” Expansive glass windows flood the interiors with natural light, fostering a strong connection with the outdoors. This layout ensures that each space within the home has its own character while maintaining a cohesive overall design.

At the heart of Blackwood is its magnificent 21-metre pool, centrally located and visible from all living spaces. Moving away from traditional rectangular pools, Sarah chose a sculptural shape that mirrors the sharp lines of the home’s architecture, creating a striking focal point.

The interior design of Blackwood features a refined monochromatic palette, combining stark white with matte black accents (a Sarah Waller signature). This minimalist approach is enriched with natural timber elements and carefully selected lighting fixtures, adding warmth and depth. Each design choice, from concrete walls to black timber cladding, contributes to a visually striking environment exuding sophistication. 

Blackwood includes five bedrooms, five bathrooms, a powder room, and a five-car garage, all designed with sustainability in mind. The careful selection of materials, integration of renewable energy sources, and water-conscious strategies all highlight Sarah Waller Architecture’s commitment to environmentally conscious design. For example, features like off-form concrete for thermal mass enhance energy efficiency, helping to keep the house cool in summer and warm in winter, while the purposefully designed large roof overhang minimises the sun’s impact in tropical climates.

Blackwood exemplifies the pinnacle of modern architecture while honouring the natural beauty of its surroundings, inviting those who dwell here to not just live but to thrive.

Modern elegance blends with rustic charm at Mimosa Moon, the exquisite home of celebrated designer and stylist Megan Morton.

Located in the beautiful Northern Rivers on a large property that includes a small rainforest, creek boundary, and 360 scenic vistas, the 120-year-old homestead was built by one of the area’s original founding families. It consisted of a very large plot of farmland that was divided a long time ago and now compromises several neighbouring properties. 

“When I first saw the property, I could see the potential, not only for a comfortable family home but a showcase for the varied passions both myself and my husband Giles share, as well as ample room for our equestrienne daughter, Bea’s ever-growing stable,” explains Megan.

From its modest beginnings, Mimosa Moon has flourished much like the majestic trees it is named after. Once a cosy four-room retreat with a welcoming verandah, it now stands as a testament to thoughtful evolution. While retaining the essence of the original cottage, recent renovations have revitalised its walls, creating a haven where charm and hospitality harmoniously intertwine.

“I often refer to my job as ‘house whispering’ as I like to let the building speak to me and tell me how it should be designed,” said Megan. “When we first moved here, I waited a long time to settle in before planning the changes that have eventuated in a very functional and efficient but well-utilised space. I wanted the family to come and stay, see how the existing house worked and then figure out what could be improved.”

Megan initially made minimal alterations to the kitchen and dining area, relocating utilities to the room’s perimeters to create additional space for meal preparation and entertainment while preserving access to the outdoor views. The new kitchen island, an old high cedar workbench discovered in Hobart, is ideal for food preparation and serves as a natural gathering spot for family and visitors. Adjacent to the kitchen and dining area, Megan established her ‘Kosy Korner,’ inspired by her in-laws’ cosy dining space, where the family enjoys informal meals and television viewing.

The refurbishment of Mimosa Moon seamlessly integrates contemporary conveniences with the enduring allure of a rural farmhouse. Megan’s selection of decor materials was pivotal to the project’s triumph. “When it comes to adorning your rooms, a curtain is a guaranteed success. We have utilised our curtains to do more than just provide privacy; we have used them to introduce colour, infuse a sense of warmth, and transform an ordinary room into a delightful one. The scale, colour, and texture all contribute to its success.”

Megan looked for beautiful practicality in window dressings. “The window coverings were selected to enhance the property’s views while adding depth and comfort.” Facing the winds, sun, and occasional flooding of Northern NSW, Megan explains that “we needed the real deal when it came to window dressings and what we were going to reveal versus what we wanted to conceal. The window coverings had to add something to the property without taking away any of the vistas.” 

The blend of soft interior treatments with durable exterior ones provides a contemporary update to the home without the need for extensive structural changes. Megan chose this approach, believing the modern farmhouse was the perfect environment to balance softness and hardness. “It’s homey but warm, modern but still country,” she explained. The abundance of soft window treatments inside and the hard ones outside have given Mimosa Moon its contemporary charm without knocking down a wall or excavating a single thing.

A standout feature of the home is the 12-metre-long curtain wall in the living room. With so many windows and so much to see outside, the idea was to make a wall of softness. Megan has chosen the Luxaflex® Curtain in Arbre Fabric in a soft, semi-sheer neutral Froth colour. Backed with blackout fabric, it gives scope for various levels of light control and privacy to have the dream wall fully closed, partly opened or opened fully, and is a wonderful way to add dimension and depth to a very open and overly lit room.

“The same semi-sheer curtains without the blockout backing have been used for the dining room to complement the living room, which is important when you are dealing with an open plan,” says Megan. “Here we can diffuse the morning light without losing any of its splendour.” 

As so much of the family’s lives are outdoors, Megan chose old-style classic Australian fixed awnings above the dining room windows (a simple pair of Luxaflex® System 2000 Awnings in white canvas) to protect the herb gardens on the back deck. 

Continuing the use of awnings, Megan explains, “One of my favourite transformations has been the carport, in which we are leaning into our love of portmanteau and calling The PartyPort.” No longer just a carport, the space is a multi-functional outdoor room with incredible airflow, great views and a wonderful atmosphere. Powered by the Luxaflex® PowerView® Automation system with motorised blinds, it can instantly transform into a party room, outdoor bar, or entertaining area. Without altering the traditional farmhouse structure, the carport has been elevated to new heights with Luxaflex® Evo Awnings. “I wanted to use the straight drops in the open garage to create a conservatory room, an extension of our living spaces. These were fabricated in Dickson fabric in the colour Hardlot Green—a green and beige stripe reminiscent of old caravan annexes, giving the nostalgic feeling of family holidays.”

Mimosa Moon embodies a style that effortlessly combines the beauty of its natural surroundings with modern living. Through carefully selecting materials and thoughtful design choices, the property has become not just a home but a sanctuary where every corner tells a story of comfort and elegance. As Megan aptly puts it, “It’s homey, but warm, modern but still country,” a contemporary update achieved without the need to knock down walls or excavate, but rather by adorning spaces with the magic of softness and durability.

Many dream of living in harmony with nature while creating a space that nurtures relationships with family and friends. The design of a home plays a crucial role in achieving this balance. This is where Australis, a modern family home in the Sunshine Coast Hinterland, stands out. Seamlessly blending contemporary living with the beauty of rural landscapes, Australis by Sealand Architects offers a unique and intimate connection to nature.

The vision for Australis was to create a home that not only caters to the needs of a young family but also adapts to the changing requirements as the children grow older. Sealand’s design is based on flexibility, a house that evolves alongside its inhabitants. The result is a harmonious blend of open central areas where the family can come together and smaller, intimate bedroom spaces at either end of the house for personal and quiet time.

One of Australis’s defining features is its seamless integration with the surrounding landscape. Large sliding glass doors and windows open onto the gardens and landscape, inviting the outdoors in. Natural light floods the rooms, creating a serene ambience that reflects the changing seasons. Sealand consciously utilised natural ventilation in the home’s design to ensure a constant connection with the natural environment, allowing the inhabitants to feel the day and the flow of air.

Australis pays homage to Queensland’s rich architectural heritage. Inspired by the elegant roof forms and timber construction of early Noosa buildings and the farmhouse typology traditionally found in the Noosa hinterland, Sealand sought to capture the essence of traditional Queensland architecture. 

Externally, materials such as local hardwood, stone, and metal roof sheeting were used to create a beautiful, low-maintenance, and bushfire-resistant character. Internally, the house features a combination of local hardwood, stone, concrete, and plaster, providing a warm and inviting atmosphere.

By breaking up the house into a series of smaller pavilions, Australis seamlessly follows the site’s natural topography, harmoniously connecting to the landscape. This design approach not only adds visual interest but also creates a sense of intimacy and privacy within the home.

Living in a rural setting comes with its own set of challenges, and one of them is the risk of bushfires. Being surrounded by Australian native forests, the architects had to address this concern. To minimise the risk, they removed flammable eucalyptus trees from around the house and replaced them with native rainforest plants. These plants not only have a higher water content but also create a natural bushfire buffer around the house, ensuring the inhabitants’ safety and peace of mind.

Australis is not just a beautiful and functional home but also designed with sustainability in mind. Sealand has incorporated passive design principles to maximise energy efficiency and reduce the house’s environmental footprint. Using natural light and ventilation minimises the need for artificial lighting and air conditioning, resulting in lower energy consumption. Furthermore, the choice of materials, such as local hardwood and stone, ensures durability and reduces the need for frequent maintenance.

Australis is more than just a house; it is an experience. Sealand has meticulously crafted a space that embraces the beauty of rural living while offering the comfort and style desired by modern families. Every detail, from the choice of materials to the layout of the rooms, has been thoughtfully considered to create a home that exudes style, quality, and refinement.

Inspired by mid-century modern style, this renovation of a mountain cabin in Buderim yields a forest hideaway fit for a family — with natural materials and artisan craftsmanship delivering a warmth of character inspired by nature.

Elevating the notion of a passion project, Damian Goode, Principal Architect at Hive Architecture, took on the challenge of a mid-century modern-inspired renovation for his own home in the Sunshine Coast Hinterland to create a warm and timeless sanctuary for his growing family.

“Our practice at Hive Architecture is focused on delivering high-quality residential homes that have a soul, and some of our favourite projects include renovations to character homes that were modernised whilst retaining their original spirit,” says Damian. “We always gravitate towards using natural materials, and design our buildings to be sensitive to the environment and sustainable. So, when it came time for our studio to oversee the renovation of my own family home in Buderim, we took our cue from the surrounding forest.”

Seeing the potential to open up the interior, which was tired and a bit dark and gloomy, to connect with the beautiful forest beyond, Damian looked to large picture windows and doors to frame the treetop view. The serene vistas could then become the main artwork for the home.

“The rainforest, with its large eucalypts and lush green ferns, was the key source of inspiration for the tone of the project,” says Damian. “Living here has immensely increased our appreciation of nature, and we wanted the feel of the forest to permeate through the home through the use of beautiful timbers and natural stone.”

This vision dovetails perfectly into the warmly inviting and space-savvy kitchen. “It is designed to be tall and envelope the space, much like the surrounding trees,” explains Damian. “The main entry point is actually through the cabinetry, which creates a kind of portal to a special zone in the house. We do a lot of cooking and this really is the centre of our daily lives together as a family, so we wanted it to be a room that felt carved from within.” Essential to this was the use of Tasmanian blackwood solid and timber veneers, handpicked from the Matilda Veneer factory.

With such an emphasis on highlighting the beauty of timber throughout the home, finding a great cabinetmaker was key to the project. “We were introduced to Jarrod Watson from 99design by our builder, Colquhoun Enterprises, and met early on at his workshop to discuss the project and work through the details,” Damian says. “Jarrod wasn’t phased by the design detail we were proposing and welcomed the challenge.”

In fact, Damian says 99design brought a level of insight to the way things would be put together that was crucial to the success of the design. Bringing many years of industry expertise to the table, 99design was able to problem-solve with the Hive team in order to accommodate a variety of challenges in achieving the ultimate in design and function for the home. “There were details that I would not have considered that Jarrod picked up on, like the perfect matching of solid timber and veneer tones and running this the entire vertical length of the cabinetry, floor to ceiling,” says Damian. “This reinforced the natural look and design intent, and added to the detail, creating a dramatic outcome.”

For Jarrod, creating a space that would complement the verdant forest backdrop was always top of mind. “The custom-sized Tasmanian blackwood veneer was a big part of the project, and getting it right was essential,” he says. “Its presence adds a natural elegance that only real timber can provide, enhancing the overall aesthetic.”

FORM Furniture Noosa was engaged to provide the bespoke timber handles required to finish the look, which were hand-crafted by their talented furniture makers. “These pieces enhance the timeless appeal of the cabinetry, ensuring a unique design,” says Jarrod.

While initially envisioning a grey stone to complete the kitchen, Damian stumbled upon Derwent honed marble at SNB Stone and instantly fell in love. This unexpected find led to a change in plans, with the green marble becoming a unique focal point. Paired with a textural custom rangehood, the swirling emerald sea gives a nod to the outside world while adding texture, impact and a touch of organic elegance. Land & People by Australian artist nardurna is a perfect fit: shining within the natural aesthetic and rich timbers tones.

The home’s bathrooms have been designed as soft and soothing retreats — continuing the colours and materials found elsewhere but with the added beauty of limestone floor tiles and the golden glow of ABI brushed brass tapware.

While the kitchen is undoubtedly the hero of this project, one of Damian’s favourite spots is by the picture window in the lounge that frames the landscape beyond. “It makes the house come alive, integrating the outside environment like a living work of art,” he says.

The synergy between architect and cabinetmaker has yielded a home that reflects Hive Architecture‘s vision and also the artisan craftsmanship of 99design. With the beauty of nature at its heart, what was once a gloomy cabin in the forest is now a mountain home with warmth and functional style, ready to grow with the family that resides within. And isn’t that every architect’s greatest success story?

Every detail has been carefully considered — with softly rounded profiles, plush textures, and a curated palette conspiring to reflect the vibrant surroundings while evoking a sense of inner-city opulence.

The team behind this transformation from ‘off the plan’ to sky-high haven is led by award-winning husband and wife duo Darren James and Elissa Greer. The pair worked closely with their client to create a personal refuge of calm and sleek sophistication.

“After years of hard work and lusting over high-end furnishings, our client engaged us to bring their visions to life,” says Elissa. “Being a busy surgeon, he wished for a warm and inviting sanctuary to escape and enjoy days off.” With a love of nature and travel, the client didn’t shy away from a little colour either, requesting richly organic tones to enhance the interior environment.

The property started with a typically confined inner-city apartment layout. However, with carefully considered spatial planning, Darren James Interiors has transformed the open-plan living area, incorporating ample functionality for lounging, dining and entertaining.

This area now serves as the focal point of the home with a sleekly curvaceous sofa inviting you to sink into its plush depths. The adjacent bookcase in the dining room is filled with books, plants, personal photos, and styling pieces to inject individuality and personality into the space.

The master bedroom is designed to be a sanctuary of tranquillity amidst the bustling city streets outside. Luxurious linens, soft lighting, moody wallpaper, and carefully selected accents create an oasis of calm, a perfect zen zone for unwinding after a long day.

The contemporary interior design by Darren James Interiors seamlessly integrates into the building’s architecture, with a fluid transition from the outside world to a cosy, modern home. The apartment embraces the cityscape through large windows that frame the views and allow ample natural light, connecting the interior space with the outside world — a thoroughly urban edge from which the design team took their cues.

“One of the key challenges in re-designing the apartment’s interiors was achieving the perfect balance between warmth and minimalism,” says Elissa. “We’ve achieved this balance by carefully selecting materials, colours, and furnishings. The result is a space that feels inviting and cosy while still maintaining a sleek and modern aesthetic.”

It’s luxurious, definitely, but there’s a sense of nature lingering in every space, whether that’s through honeyed timber accents or splashes of green (or greenery) dotted artfully throughout the home.

But, let’s not get ahead of ourselves — instead, let’s go back to the beginning, when the owners contracted the Di Henshall Interior Design team, including interior designers Rebecca Eggelton and Jaye Murtagh, to transform their new home’s decor with the studio’s signature style.

Built by Costa Homes, the incredible four-bedroom property, complete with a guest house and entertainment pavilion, is nestled on a cliffside with sweeping coastal views, surrounded by classic Sunshine Coast verdure.

Tasked with selecting all finishes, cabinetry and appliances, both inside and out, the Di Henshall Interior Design team worked closely with the owners to conjure the home of their dreams. As a young professional couple with children, they wanted a space that was as practical as it was beautiful, echoing the landscape outside in the smallest details.

“There was a clear brief to include colours, textures and finishes that harmonised with the natural landscape,” says Di. “Both clients were instrumental in the design choices and direction, which made it a very collaborative, inclusive project to work on.”

The overall concept celebrates natural elements, with timber, stone and slate the heroes of the piece. As you enter, for example, you’re greeted by a curving staircase, with warm lighting under each step gently coaxing you up into the family quarters on the second floor. There’s also a view to the ocean through floor-to-ceiling windows, a hint at the visual connections to come. The aesthetic concept ties the home together with a harmonious thread, stitching the interiors and exteriors almost seamlessly. But each room is its own star — or, as Di phrases it, “every room has its own personality and surprise factor.” Despite being open plan, it’s easy to see where each distinct room is, and how each selection is deliberate for that particular space.

Take the media room by Di Henshall Interior Design. It, too, uses timber and slate as accents, but in deliciously moody tones. A deep-emerald modular sofa nods to the greenery outside, while lighting sets the mood for whatever blockbuster’s on screen. Lighting plays a starring role in the home at large; the Di Henshall team worked closely with Electronic Living, who designed and installed all lighting and AV equipment. “I wanted to make sure that the lighting plan — a major feature of the overall design solution — enhanced the other features in the house,” says Di. And it certainly does; whether it’s lighting up the bar in the entertainment pavilion outside or guiding you back along the outdoor paths to the main home, it’s carefully chosen and so beautifully integrated, you’d be forgiven for overlooking it at first.

Each room captures a feature of the natural environment in its practical elements — rippled bathroom tiles are evocative of the ocean views, pendant lights in the bedroom curve like lilies, and soft furnishings pair white with green (we love the living room rug and softly rounded dining table, both custom Di Henshall designs). Even the kitchen backsplash and the dining area feature wall celebrate nature with their organic leaf motifs. It’s effortlessly beautiful, like nature itself. You’re invited to be at home, but without lifting a finger.

This coastal home is a testament to the power of perseverance — and, of course, classic Sunshine Coast design.

A beachfront home: is there anything more quintessentially Sunshine Coast? And this home doesn’t just have the views captured on its second storey, it’s also only a moment’s walk to those sandy shores across the road. For the owners, the vision was a unique take on a coastal home, where ocean views would be part of everyday living, and the sea breezes could lazily meander through the space. It would also have to be a home that could evolve with their family — after all, who would want to leave a location this beautiful?

SX Constructions was tasked with building a home that would take advantage of all the joys of coastal living over many years to come. “We wanted to have the best of both form and function,” says Steve Essex, owner of SX Constructions.

There were two challenges from the outset. One, the timing: SX Constructions started the project in 2021, and across its lifespan they’d be impacted by material and labour shortages (thanks, COVID) and flooding on the Sunshine Coast. Delays stretched the project out. “It was a frustrating time to build, but we persevered!” says Steve. Two, the salt air. Any ocean lover can attest to salt giving an unwelcome patina to anything it can cling to, and the home would have to be designed with that in mind. “Ongoing exposure to salt obviously causes corrosion issues if building materials aren’t selected carefully enough,” says Steve. All materials would have to be low maintenance, durable, and perfectly suited to the home’s aesthetic — no easy task, but the SX Constructions team rose to the challenge for the home, which was designed by Zauss House and draws on concrete, aluminium, glass, masonry, render, and fibre-cement cladding.

The design nods to those classic beachside properties we’re all familiar with, but it’s a luxurious take on more humble cousins. Take the polished concrete floors weaving their way through the home, their smooth speckle-like stones gleaming on the sand. In the master ensuite, rectangular tumbled natural limestone wall and floor tiles shine in oyster tones, paired with brushed brass accents; a concrete Arc basin, from Concrete Nation, ties the shades together. And, despite the abundance of concrete, aluminium and limestone, the home is nowhere near harsh. There’s a sense of softness throughout, captured through gently curving walls, arched mirrors and motifs, and oval basins and bathtubs. The finishes are inspired by nature — Caesarstone Riverlet casts a golden hue in the bathrooms — and ocean breezes whisper through the gossamer-fine window finishes throughout the home. There’s even a bright punch of green thanks to an indoor garden, one of the first things you see as you cross the threshold, with a variety of coastal favourites planted to capture the natural light dancing through the space.

The second storey, with its views out to the ocean, houses the main living area, kitchen and master bedroom, and is also home to Steve’s favourite feature: “the outdoor living area,” he says. “Not just because of the views, but its connectedness to the kitchen through oversized doors.” Outside, the home really had to withstand that salt, right down to the balustrade and pool fencing. “We chose custom-designed, powder-coated aluminium balustrade, curved to suit the radius of the balcony,” says Steve. “It’s a clean, minimalist finish.” Paired with a matching bar top integrated into the balustrade, the team has created the perfect space for, as Steve notes, “afternoon sundowners”.

This Sunshine Coast apartment draws inspiration from Singaporean style and a love of history, with furniture and accessories curated by the Director of one of Australia’s best furniture brands, Xavier Furniture

Wendy Neilson, owner and director of Xavier Furniture, is taking us on a tour through a project close to her heart — it is, after all, her own home! When she and her husband Des (also a director of Xavier Furniture) moved into their apartment in the HIA-awarded Botanica Residences, Wendy knew she would delight in selecting furniture and furnishings to maximise the features and space with clever Xavier design choices.

“We wanted to make the most of the views facing the Maroochy River and the ocean,” Wendy explains. “That was one of the most important considerations for how we’d use the spaces and where we’d place furniture so we could all enjoy the stunning views.”

Naturally, Wendy looked to Xavier Furniture’s collection to create the overall look, selecting beloved pieces that would, together, evoke a feeling of colonial Singapore. “I love Singapore and its wonderful history,” she says, citing that iconic 20th-century black-and-white style. “So many items in our collection were perfect for the look we wanted to achieve.”

The styling is bold, and evocative of vast 1920s Singaporean bungalows. Drawing on her design expertise, Wendy has taken hallmarks of this theme and adjusted them to suit the living spaces — tiled floors, for example, take on a new life thanks to the Winton House black-and-white plaid rug in the living room, echoed in the Amsterdam sofa chairs upholstered in a striking monochrome stripe. Swathes of light dancing across each room mean that all of the elements sing. 

There’s also a sense of that old British style tucked into the space courtesy of the mahogany Mayflower desk from Xavier Furniture, but modernised (and brightened) with rattan inset panels, a texture which repeats with the rattan side table. You also feel as though the Singaporean landscape has made its way into the home, with vibrant bursts of green adding a natural touch in each room — the Spencer sofa, upholstered in that luscious emerald hue, oozes comfort to be enjoyed at the end of a long day.

Nestled in Brisbane’s charming suburb of Camp Hill, a luxurious and comfortable new family home named Costa stands as a testament to the seamless integration of modern elements with Mediterranean influences.

Slate Property, renowned for its expertise in building aspirational homes in highly sought-after locations, acquired a site in Camp Hill that once held an outdated two-bedroom postwar property. With a vision to create a more generous and functional family home, Slate Property undertook the complete development, design, and build of Costa. The goal was to capture the broad appeal necessary for the real estate market together with a contemporary, quietly Mediterranean-inspired feel. Kristian Keleher, Property Director at Slate Property, explains, “We were inspired by the rendered white stucco walls and raw iron of traditional Mediterranean design but with a more intentional focus on modern indoor-outdoor Queensland living and a natural and timeless palette.”

With a north-facing backyard framing city views, the property boasts a generous 580 m2 block on a prized street. The design makes the most of this prime location and creates a harmonious connection between inside and out. “The interiors and exteriors were to feel bright and airy, with warm and neutral colours to reflect natural light and add a touch of luxury,” says Karen.

The home beautifully blends the charm of the surrounding environment with the comforts of modern living. As you step inside, past the front courtyard’s stunning three-metre-high olive tree, you are greeted by a light and inviting atmosphere. The palette of warm neutrals infuses the interior with a sense of tranquillity while a strategic use of timber and stone adds a natural touch. The overall aesthetic is calmly cohesive: refined luxury meets relaxed family living.

The kitchen is a perfect expression of the home’s soft minimalism, with each element chosen by KJK Interiors to complement the overall mood. Handmade Italian clay lights by Lighting Collective pull focus to the impressive 3.3-metre ceilings. Cabinetry in Polytec ‘Coastal Oak’ woodmatt, a sandy-toned oak timber with white-washed and soft-grey woodgrain undertones, pairs perfectly with the Chevron Oak timber floors from Awesome Timber Floors. This is underscored by Gareth Ashton’s modern yet organic Poco tapware in ‘Gunmetal’ from Abey Australia.

The centrepiece of the kitchen, however, is the choice of Silver Vein Travertine, sourced from Project Stone Australia and crafted into benchtops and a bespoke wrapped rangehood feature. This dramatic touch of raw beauty elevates the cooking space to new heights. “Slate Property was keen to showcase such a beautiful product in the home, but physically getting the enormous three-metre-long slabs into position was a real challenge for our cabinetmakers and stonemasons,” says Kristian. “However, we were able to maximise the design of the stone layout to enable efficient installation and near-invisible bookmatched joins, with minimal waste.”

Practicality was a key consideration in the design of Costa. The home has been crafted to provide ample storage and spaces for entertaining. Each room has been meticulously designed and thoughtfully curated to create a harmonious balance between style and utility, ensuring every zone serves a purpose within an aesthetically pleasing environment.

As well as five bedrooms and 4.5 bathrooms, the home features multiple living spaces including the main, media and upper-level retreat with wet bar. The master suite is a world of its own, with a private balcony and city views, a palatial walk-in robe, and a gorgeous ensuite with freestanding Ukiyo bath from ABI Interiors.

Follow the sun and you’ll find the six-metre-wide stacking doors offering a seamless transition between indoor and outdoor living, blurring the boundaries between the two so residents can fully embrace the Queensland climate. Whether it’s lounging by the pool or entertaining, this area promises to be a year-round favourite.

The pinnacle of a luxurious new Gold Coast address, this seaside penthouse apartment is a sanctuary of comfort and design-driven style, thanks to a curated interior design showcasing the very best of DOMO furnishings.

A serene eyrie, high above the waves, beachgoers, and general buzz of Broadbeach, this three-bedroom penthouse pulls focus for its ocean views and seconds-from-the-sand perch. But it’s what’s inside that counts when it comes to this story.

The jewel in the crown of Beach House by Andrews Projects, a new apartment building whose sculpted form has become an instant landmark, the north-facing retreat is bathed in natural light and finished to the highest spec. To complete the picture, interior design studio The Drawing Mill was tasked with creating an elevated styling scheme — working in partnership with DOMO on a premium selection of furnishings, feature lighting, and rugs.

The end game? An exclusive launch event, staged as an intimate dinner party, with an enigmatic invite teasing guests with the promise of ‘ocean views and oysters’.

“It was important for the staging to reflect the calibre of the building and have the high-end purchaser in mind,” notes Carly Morgan, interior designer at The Drawing Mill. “The brief involved luxurious finishes, sculptural forms, and connection to the coastal landscape. DOMO curated a collection of pieces across the entire home, pulling from various exclusive collections to complement each space.”

Ready inspiration came from the beach vistas and the existing architecture and interior design by Bureau Proberts — an exquisite backdrop of textural limestone, washed-back timbers, and fluid lines. The DOMO team set about complementing this elegantly organic scene, drawing on iconic names including Swiss brand de Sede and French favourite Ligne Roset for the bedrooms, living and dining areas, study, media room, and expansive terrace.

The project channels a boutique beach hotel: this luxe iteration balancing extreme comfort with sophisticated design-led style. Sumptuous textures bring cosiness to the generously proportioned rooms while the palette of warm neutrals and flashes of black, nickel, green and brass delivers a cohesive feel. No harsh edges here, just plenty of places to curl up and enjoy the view.

In the dining room, de Sede chairs in whisky leather bring an airy charm to the table with their cantilevered design, while an iconic sofa blooms like soft coral in the living zone. “The de Sede DS-600 sofa, exclusive to DOMO, is a strong presence,” says Carly. “Distinctive segments are curved to create two sides of seating, and the considered layout encourages interaction between zones, adding volume to the interior.”

Lotus planters from KUN Design draw you outside to bask in sunshine and ocean breezes — mix a martini at the sleek bar zone, and you’re there.

Throughout the apartment, slices of sunlight add another dimension, illuminating diaphanous window dressings and framing the first bedroom’s Ligne Roset Ruche Bed adorned in Harald Jade Velvet. In the second bedroom, art selections also come to the fore with a bold Natasha Wright piece, Smokey Eyes. Carly looked to Australian galleries including M Contemporary, Anita Traverso Gallery and Sabu Studio for their selections, adding depth to every room.

As you might expect, the main bedroom suite is a private haven complete with a tranquil ensuite. The Ligne Roset Desdémone bed in velvety Harald 3 ‘Noisette’ fabric was chosen for its cocooning embrace while HC28 Cosmo’s Layer side table brings through luxe accents of marble and brass.

No detail has been overlooked here, right through to the covetable selection of floor lamps throughout the apartment: all art pieces in their own right. And the teams worked down to the wire to ensure their launch event was as exceptional as those ocean views. “There are always spatial constraints when creating furniture and styling packages for apartments, particularly with lift access and delivery challenges,” admits Carly. “We worked closely with DOMO and our delivery partners to ensure the project was ready in time — complete with a little nail-bite moment when a swapped-out rug arrived on the day.”

The project was always intended to find this Broadbeach beauty her family. And it clearly struck a chord: the penthouse was snapped up for a cool $6 million! “We wanted to elevate the already stunning space and give agents and clients the complete experience of living in this exclusive address,” says Carly. “The DOMO package resonated so much with the new owners that they went on to purchase many of the items.”

Our only question: why wouldn’t you?

A sophisticated, ambitious, and deliciously decadent update to this modern family home in Brisbane has delivered the perfect playground for a family of keen entertainers.

For a young family who loves to cook and entertain, any home renovation was destined to have a dash of restaurant luxe. In this case, it’s a big serve of boutique hotel style thanks to a wall-to-wall update by Studio James Interiors.

Set on a hectare overlooking Brisbane bushland, the home’s scale is generous, to say the least. The 600 sqm+ internal floor plan comprises six bedrooms and five bathrooms (including the Pool House) plus plenty of spacious living, dining and lounging spaces and entertaining zones. Its grand proportions were crying out for the interiors to match.

Cue David James, director of boutique Brisbane-based interior design studio Studio James Interiors, who was handed the brief for a ‘visually impressive and luxurious home’ with a relatively free rein. “Initially, I was engaged for furnishings/decorations, but as the scale of the project increased, so did my scope,” says the designer, who collaborated with Milan Acimovic, director of luxury home builder Construct Right, on the project. “The home was presented as a blank canvas, leading to our overall concept of modern, Australian resort living presented in a masculine and luxurious way.”

“The size of the home demanded a statement entry,” says David. “We selected a two-way fireplace, adding drama and visually segmenting the lobby from the front living space. The staircase to the bedrooms was envisioned as a sculptural element to welcome guests.” A statement stone wall accentuates the ceiling height and balances the family’s enormous television (even keen entertainers cherish a cosy night in).

On the functional side, the home needed to meet the rigours of daily life and double as a party pad. “The main practical brief was to integrate the living spaces with the bushland views and to create a vast entertainers’ paradise,” says David.

“The owners had already chosen the appliances before the kitchen design was completed!” The high-performance hub was repositioned to the back of the property to maximise those views. It’s another wow moment, with 2pac cabinetry colour-matched to the Miele appliances, contrasting dark timber joinery, and a 3.7-metre island bench clad in durable and beautiful Blanc Borghini porcelain slabs. Dreamscape Landscape from Melbourne-based artist Claire Kirkup softens the scene with a joyful bolt of colour.

Tucked away behind custom joinery, a full caterer’s kitchen seems to complete the picture. But then you spot the teppanyaki bar: with Gaggenau grills, a bronze range, and a full wet bar in glorious green Maximum Verde Alpi porcelain from Artedomus. Bon appetit!

Convivial gatherings now converge around the island or bar, spill out to the refurbished swimming pool, or flow into the neighbouring dining room where custom pendants from lumen8 hover over a 12-seat walnut dining table by Christopher Blank. There’s also a cosy sitting room overlooking the pool. All in all, the seating count totals 35 in this spectacular open-plan space (akin to a small restaurant). Need a nightcap? Upstairs, the bedrooms and bathrooms take cues from luxury hotel design with soft integrated light, plush carpeting, premium linens, and underfloor heating. The master suite and guest bedroom were reconfigured for better flow, with the “overly large” family bathroom split to deliver a proper guest suite.

For David and his team, the home’s scale and natural setting underscore the design. “The most challenging part was the property’s sheer size and creating a consistent thread to connect the spaces while giving character to individual zones,” he says. In response, bronze accents, consistent cabinetry, and porcelain-look stone establish visual continuity with bespoke lighting, feature tiles, and tactile soft furnishings delivering unique moods. “From the bushland backdrop emerged a sophisticated palette that weaves shades of lush greens, warm sennas, and rich browns,” David adds. “This colour scheme is the cornerstone, grounding the design in harmony with its surroundings and creating an abode where nature’s beauty and modern luxury meet.”

David’s preference for Australian-made design and small-batch manufacturing shines in every room, with art selections from Studio Gallery Brisbane creating a perfectly curated whole. “The detail and care shown by smaller businesses align with my own design process,” he notes. When it comes to the designer’s ‘favourites’, he leans towards the luxury inclusions that make this home so special. “I love the steam shower,” he admits. “A teppanyaki bar is also a stand-out feature for a residential space.”
